The Importance of Home Inspections

Hypothetically, you've found a home you love, you submitted an offer, they accepted... So what's next? The Home Inspection!

A home inspection is an essential part of the home buying process. It can uncover any issues or defects with the property that you may not have noticed during your initial walkthrough. Here are a few things to keep in mind:

  1. Hire a reputable home inspector: Don't have an inspector? I can recommend a reputable inspector who will provide an unbiased assessment of the property.

  2. Attend the inspection if you can: This will likely be your last opportunity to get into the home so bring your tape measure and don't forget to take photos! It's a great time to get room sizes and start fantasizing about how you'll decorate. It's best to let the inspector do their job and ask for a full recap at the end of their inspection. You'll also be able to see any issues firsthand and ask the inspector any questions you may have.

  3. Understand the report: The inspector will provide a report that details any issues with the property. The reports are very detailed and can seem overwhelming. As you are reading the report you may notice not everything on the report is a defect to the home. Many of the notes consist of information on your systems and also recommendations for your future honey-do list. I'll always give my recommendations on what I think is appropriate for the sellers to fix so please don't stress if you're not understanding the inspection lingo!

Remember, the home inspection is your opportunity to ensure the property is in good condition and that there are no hidden issues.
